Institutional-Grade Avocado Opportunity

CBRE Agribusiness is pleased to present for sale Little Jalisco, Arbusto and Boston Park, an institutional grade avocado portfolio comprising:  

  • Little Jalisco: A 588* hectare landholding planted to 287* hectares of avocados in Arriga, QLD. 
  • Arbusto: A 179* hectare landholding planted to 44* hectares of avocados in Karakin, WA. 
  • Boston Park: A 307* hectare landholding planted to 170* hectares of avocados in Nilgen, WA.  

Little Jalisco, Arbusto and Boston Park represent an opportunity to acquire a substantial permanent planting enterprise, comprising commercial scale avocado plantings, with each property situated in reliable agricultural regions. 

The properties benefit from being well located in relation to processing infrastructure, large population centres and key arterials. Several of the assets also offer further development potential, with existing infrastructure capable of supporting additional expansion. 

CBRE’s Pacific Head of Agribusiness, John Harrison, said the geographic spread and scale of the portfolio would be attractive to existing agricultural investors and new entrants seeking an established horticulture enterprise.  

“This is a unique, institutional scale opportunity that provides diversification across both location and production, with assets positioned in some of Australia’s most highly regarded farming regions. We expect interest from a range of purchasers, including domestic and international funds, private equity groups and fresh produce operators,” Mr Harrison said.  

CBRE Agribusiness Senior Director James Beer added, “The age profile of the orchards offers an incoming purchaser the ability to benefit from significant increases in production, with the properties underpinned by substantial water entitlements. The assets also have further development potential, which can be supported by the existing infrastructure.”

Institutional Scale Cropping Portfolio Hits the Market

The opportunity to acquire the Duxton Farms Cropping Portfolio, an irrigated and dryland production powerhouse located in the Central West region of New South Wales, has been listed for sale and is expected to attract both local and international interest from corporate, institutional and family farming groups.  

Located between Forbes and West Wyalong, the portfolio comprises three properties - Walla Wallah, Yarranlea, and West Plains Lenborough - offering a combined 7,484* hectares, each with high quality infrastructure and well-developed irrigated and dryland cropping, along with a substantial volume of water entitlements. 

CBRE’s James Beer, John Harrison and Thomas Quinn have been appointed to steer the Expressions of Interest campaign on behalf of Duxton Farms.  

Mr Beer, CBRE’s Senior Director of Agribusiness, noted the scale, diversity and development quality of the portfolio would appeal strongly to investors seeking high-performing agricultural assets underpinned by secure water entitlements.  

“This is a rare opportunity to acquire a cropping platform with substantial irrigation capability located within a highly regarded dryland and irrigated cropping region,” Mr Beer said. 

“We anticipate there will be interest at both an institutional and family farming group level, given the uniqueness of each property in terms of location, irrigation infrastructure and further development potential, which is why we are offering the portfolio to market in one line or as separate properties,” he added. 

Mr Harrison said, “The infrastructure, water entitlements and development quality across the properties place the Duxton Farms Cropping Portfolio among the leading large scale cropping enterprises currently available in the market.”  

The Duxton Farms Cropping Portfolio includes: 

  • Walla Wallah: An approximate 1,400 hectare holding featuring approximately 939 hectares of flood irrigation and approximately 411 hectares of arable dryland, supported by 4,830 megalitres of groundwater and 256 megalitres of Lachlan River General Security water. 
  • Yarranlea: An approximate 2,184-hectare property comprising approximately 560 hectares of flood irrigation and approximately 1,394 hectares of arable dryland, underpinned by 1,868 megalitres of Jemalong Irrigation Limited General Security water. 
  • West Plains and Lenborough: An approximate 3,900-hectare property comprising approximately 647 hectares of flood irrigation and approximately 2,876 hectares of arable dryland, along with 1,708 megalitres of Jemalong Irrigation Limited General Security water. 

The Duxton Farms Cropping Portfolio is being offered for sale in one line or as separate properties by International Expressions of Interest.

Productive Lower Lakes Estate Offered for First Time in Over 35 Years

'Mill Farm', a productive Lower Lakes holding near Meningie, offering both commercial farming capability and lifestyle-driven investment appeal, has hit the market with a price guide of $4 million. 

The 233-hectare property is being offered for sale for the first time in more than three decades, highlighting the scarcity of quality agricultural assets in tightly held regions. 
 
CBRE Head of Agribusiness John Harrison, the exclusive selling agent, said the asset is expected to attract a diverse buyer pool of domestic investors and high-net-worth individuals seeking lifestyle assets with underlying agricultural productivity. 

“Mill Farm presents a compelling opportunity for investors seeking exposure to the agricultural sector and offers a strong balance of grazing capability with fodder production, underpinned by reliable rainfall and established pastures, which will resonate with local producers as well as investors,” Mr Harrison added. 

Located approximately three kilometres north-east of Meningie and approximately 150 kilometres south-east of Adelaide, the property combines established grazing operations with integrated fodder production, supported by productive sandy loam over limestone soils with established lucerne pastures and a reliable rainfall profile, positioning it as a low-cost, scalable platform for livestock or fodder production. 

In addition to its operational capability, the property features a renovated circa 1910s-built three-bedroom stone homestead overlooking Lake Albert, along with a modernised three-bedroom cottage and a self-contained two-bedroom quarters, providing flexibility for multi-generational living or workforce accommodation. 

“The property’s accommodation offering also introduces optionality, whether for owner-occupation, workforce housing or supplementary short stay accommodation income streams,” Mr Harrison added. 
 
Operational infrastructure includes a large hay shed, workshop and a network of all-weather internal roadways suitable for heavy vehicle access year-round, supported by three-phase power, stock and domestic mains water, rainwater catchment tanks and the capability to irrigate the property via a 10” high-pressure pipeline from Lake Albert. The farm has previously irrigated up to 140 hectares (350 acres) for lucerne hay production.

Rare Adelaide Plains Landholding Offers Scale, Water Security and Redevelopment Potential

A significant landholding in South Australia's productive Adelaide Plains region has been brought to market, presenting a rare opportunity for investors, growers and owner-operators to acquire a sizeable aggregation with secure water access and future redevelopment potential.  

Spanning approximately 41.84 hectares across five freehold titles, the portfolio is located between Virginia and Angle Vale, around 28 kilometres north of the Adelaide CBD. The properties are currently utilised for almond production and are being offered for sale either, providing flexibility for a broad range of purchaser profiles.  

Situated within South Australia's renowned "food bowl", the Adelaide Plains region is recognised for its fertile soils, established agricultural infrastructure and strong contribution to the state's horticultural sector. The portfolio's combination of scale, location and water security is expected to generate significant interest from both local and interstate buyers.  

CBRE Head of Agribusiness John Harrison said opportunities of this nature are rarely available in such a tightly held market. 

"Opportunities to secure multiple titles of this size and scale within the Adelaide Plains with water security are extremely limited," Mr Harrison said. "The ability to acquire the portfolio as a whole or on an individual basis will appeal to a wide range of buyers, from expanding local producers through to investors seeking exposure to intensive horticulture in a premium growing region and potentially developers looking at land banking opportunities."  

Three of the five allotments are currently planted to almonds, offering immediate productive capacity and income potential. Existing plantings include a mix of varietals such as Nonpareil, Carmel, Price, Keane, Neplus and Independence, with tree ages ranging from five to 30 years. Two allotments have been cleared, creating opportunities for redevelopment or diversification into alternative horticultural uses.  

The properties feature level topography and productive red sandy loam soils over clay, characteristics that support a wide range of horticultural enterprises. Combined with the region's established supply chains and labour pool, the portfolio offers a strong platform for future agricultural operations.  

A major drawcard is the portfolio's secure and substantial water allocation. The holdings benefit from a groundwater licence totalling approximately 194.94 megalitres, supplemented by a further 316.50 megalitres through the Virginia Pipeline Scheme, providing a reliable water source for intensive agricultural production.  

Each allotment enjoys direct road frontage and is positioned close to Virginia's established horticultural precinct, offering convenient access to infrastructure, transport networks and agricultural services. The proximity to metropolitan Adelaide also underpins long-term land value and presents potential strategic appeal for buyers considering future land use opportunities.  

The portfolio is being offered for sale via an Expressions of Interest campaign, closing on 13 August 2026.
